Entrusting your property to a management company always raises the same questions: how much will I earn, how much does it cost, who enters my home, who pays if a guest breaks something, and what Tunisian law actually says. Revenue, Commission and Payment

How much can I expect to earn from my property?

Four factors determine this: location (La Marsa, Gammarth, Carthage, Sidi Bou Saïd and the Lac area consistently perform best), capacity, amenities (pool, sea view, terrace) and furnishing quality. Our free revenue simulator, built on real data from our 120 managed properties, gives you three scenarios — conservative, realistic and optimistic — before we even meet.

What is your commission?

Our commission ranges between 20% and 25% excluding VAT (VAT 19%) depending on the property’s location. It applies only to revenue actually collected: no booking, no commission. No monthly subscription, no hidden fees.

How and when do I get paid?

You have access to an online dashboard where you track bookings, invoices, maintenance tickets and your rental income in real time. Payment is made at month M+1, with a 10% withholding tax deducted in accordance with Tunisian law.

Who pays for cleaning and laundry?

Cleaning fees are charged to the guest and included in the booking price — they are not your responsibility. Linen is handled by our professional laundry partners as part of the management service.

Why use a management company instead of managing myself on Airbnb?

Three concrete reasons. Your property is listed simultaneously on Airbnb, Booking, Expedia and our own channels with a synchronised calendar, so no double-bookings. We apply dynamic pricing season by season rather than a flat annual rate. And you no longer deal with 2am arrivals, plumbing emergencies or guest disputes.

What if my property isn’t renting?

We adjust prices continuously based on demand and low seasons. If a property remains underperforming, we give you a transparent review with concrete recommendations: photography, equipment, pricing. Since our fee depends on occupancy, we have no interest in leaving your property empty.

Wouldn’t a long-term tenant be more profitable?

In our premium areas, short-term lets generally generate more income than annual rental — plus the ability to use your property whenever you want, and a home that is inspected and cleaned at every changeover rather than returned after twelve months of continuous use.

Contract and Commitment

How long is the commitment?

The contract runs for 1 year, with an irrevocable period of 6 months. After that, it can be terminated with 2 months’ notice, provided no future booking is already confirmed.

Is management exclusive?

Yes. All 120 properties in our portfolio are under exclusive management: this is what guarantees calendar reliability, consistent pricing across all channels and the quality of service.

What happens if I want to leave?

After the 6-month irrevocable period, you terminate with 2 months’ notice, subject to no confirmed future bookings. We return your access credentials, your content — photos, listings — and your full activity history.

Day-to-Day Management

Who welcomes guests?

Our teams handle all arrivals and departures, with a property inspection at each changeover. Some properties are also equipped with key boxes, allowing autonomous arrival at any time without compromising security.

How do you screen guests?

Identity verification, guest history and ratings on platforms, pre-arrival communication, deposit, and acceptance of house rules: no smoking, parties prohibited, number of occupants strictly enforced.

What happens in case of a breakdown — AC, water heater, leak?

We open a maintenance ticket visible in your owner dashboard, with before/after photos and the invoice for the repair. You have full traceability of everything that happens in your property, without needing to be on site.

Am I informed of bookings?

Yes. You receive an email for every booking, plus a notification for any modification, extension or cancellation. Everything is also available in real time on your dashboard: calendar, bookings, invoices, income, maintenance tickets.

Is the cleaning really up to standard?

Our teams are trained to hotel housekeeping standards, with a property-specific checklist and a quality check at every changeover. This is one of the pillars behind our 97% guest satisfaction rate.

Who manages reviews and platform disputes?

We do. Review responses, complaint handling, refund negotiation, and damage claims with Airbnb or Booking.com — that is our job, not yours.

Security, Damage and Insurance

What if a guest breaks or damages something?

You benefit from a 15,000-dinar guarantee per claim for damage caused by tenants. We are the only management company in Tunisia offering specific coverage for short-term rental damage, in addition to standard home insurance.

What exactly does the home insurance cover?

Standard home risks: fire, water damage, natural disasters. The tenant damage guarantee — capped at 15,000 dinars per claim — is added on top for damage caused by guests.

How do you prevent parties and noise complaints?

Strict house rules — parties prohibited, 500-dinar penalty for smoking violations —, enforced occupancy limits, smoke and carbon monoxide detectors installed, and heightened screening of high-risk booking requests.

Who has access to my property and keys?

Only our identified operational teams and guests during their stay. Every entry and exit is tracked through a changeover inspection report.

Your Property, Your Use

Can I still use my property?

Yes. You create your own booking directly from your owner dashboard to block your dates. Only cleaning fees are charged: no commission on your personal stays.

Do I need to remove my personal belongings?

Valuables and personal documents must be removed. We typically arrange a locked storage area reserved for the owner.

Does my property need to be furnished in a specific way?

There is a minimum baseline: quality bedding, air conditioning, fibre internet, washing machine, TV, fully equipped kitchen and safety detectors. If your property does not yet meet these standards, our furnishing service designs and installs everything — built for premium rentals: comfort, aesthetics and durability.

Am I legally allowed to let my property on a short-term basis in Tunisia?

Yes. By signing with The Landlord, you operate within the legal framework of our company, which exists precisely for this purpose. We operate on a declarative system: all revenue is declared with withholding tax applied.

How does the tax work on my rental income?

We advance 10% to the tax authorities on your net income as withholding tax. You remain responsible for declaring the balance in line with the applicable tax brackets and your country of residence. Your statements and invoices are available on your dashboard and can be used directly by your accountant.

I live abroad — can I receive my income overseas?

No. Income earned in Tunisia must be paid in Tunisia. As a non-resident, you can open a foreign-currency account in Tunisia and receive your transfers there. This is the applicable legal framework, and it applies to many owners in our portfolio.

What happens after I get in touch?

A phone call and a revenue simulation. A property visit with our recommendations on equipment and furnishing. A detailed proposal, contract signing and onboarding fees. Professional photography and listing copywriting in French and English. Live publication on Airbnb, Booking, Expedia and our own channels. Then access to your owner dashboard: bookings, invoices, income, maintenance.

Do you accept all properties?

No. We select properties based on location, overall condition and rental potential — this is what allows us to maintain 97% guest satisfaction. If your property needs work or furnishing, we will tell you clearly, with figures.

My property is in France — do you manage it too?

Yes, we also manage properties in Paris and Nice.

Are there any start-up fees?

Yes, onboarding fees between 500 and 900 dinars depending on the size of the property. They cover full production setup: property assessment, professional photography, listing copywriting in French and English, creation and configuration of listings across all platforms, and activation of your owner dashboard. The furnishing service, if chosen, is quoted separately.
