2026 guide — by The Landlord’s concierge team. Sousse is far more than its postcard beachfront: the city stretches along nearly 20 km of coast, from its UNESCO-listed medina to the Port El Kantaoui marina, taking in Boujaafar beach and the residential districts of Khezama and Sahloul along the way. The right neighborhood depends entirely on the kind of trip you want. Here’s how to decide, area by area.
Sousse at a glance: understand the city before you choose
Sousse is Tunisia’s third-largest city and the capital of the Tunisian Sahel, on the east coast, about 140 km south of Tunis. It’s one of the country’s busiest seaside destinations: a long sandy beach, a thousand-year-old medina listed as a UNESCO World Heritage Site since 1988, and a modern tourist resort, Port El Kantaoui, about 10 km north of the centre. In a single destination, Sousse combines heritage, an urban beach and a holiday resort — which is exactly why choosing the right neighborhood matters.
Sousse breaks down into five distinct areas:
- Boujaafar & the Corniche — the urban beach and lively seaside core, right by the centre.
- The Medina — the historic, UNESCO-listed old town, for heritage and authenticity.
- Port El Kantaoui — the chic tourist marina, with golf, hotels and organised activities.
- Khezama — the modern residential district between the centre and Kantaoui, calm and well-equipped.
- Sahloul & Hammam Sousse — the quieter residential areas, ideal for families and longer stays.
| Neighborhood | Vibe | Best for | Car useful? |
|---|---|---|---|
| Boujaafar / Corniche | Lively, seaside, busy at night | Couples, younger travellers, beach and nightlife | No, in the centre |
| Medina | Authentic, historic, bustling | Heritage lovers, short stays | No, all on foot |
| Port El Kantaoui | Chic resort, marina, golf, organised | Families, first visit, all-inclusive comfort | Handy but not essential |
| Khezama | Modern residential, smart and calm | Couples, longer stays, independent travellers | Recommended |
| Sahloul / Hammam Sousse | Residential, quiet, greener | Families, groups, peaceful stays | Recommended |
The Landlord take. In Sousse, the real call is between the lively centre (Boujaafar, medina) and the Port El Kantaoui resort, 10 km to the north. Both are excellent, but they’re not the same holiday: one runs at the pace of a Tunisian city, the other at the pace of a resort. Settle that first, then look at everything else.
Boujaafar & the Corniche: the lively seaside core
Boujaafar is Sousse’s beach: a long ribbon of pale sand running alongside the city centre, less than a kilometre from the medina. It’s the liveliest area — the Corniche is lined with hotels, restaurants, cafés and terraces facing the sea, and the neighborhood doesn’t shut down at night. You stay steps from the sand, with the city at your feet.
Who it’s for:
- Couples and younger travellers who want the buzz, the restaurants and nightlife close at hand.
- Beach stays where you want to reach the sand on foot without relying on a car.
- Anyone who wants to do everything on foot: beach, medina, shops and nightlife in one walkable area.
What to know: this is the liveliest area — and therefore the noisiest in high season. In July and August the Corniche runs late, so pick a street set slightly back if you value quiet at night. Options range from smart sea-view apartments to simpler residences; always check the real distance to the beach and the floor (a sea view changes everything). For dinner without going out, our guests often book a private chef — grilled fish, couscous and pastries prepared on site. See our rentals in Sousse.
The Medina: authentic, in the heart of UNESCO heritage
The medina of Sousse, a UNESCO World Heritage Site since 1988, is one of the best-preserved medinas in the Maghreb. Enclosed by ramparts, it holds the Ribat (a 9th-century fortress-monastery), the Great Mosque and the Kasbah overlooking the city. Staying here means waking up in a living, trading old town, a few minutes’ walk from Boujaafar beach.
Who it’s for:
- Heritage lovers who want to experience the historic city from the inside.
- Short cultural stays where you want to see everything on foot.
- Travellers who prefer the authentic atmosphere of souks and alleyways to resort comfort.
What to know: the medina is a living, busy and sometimes noisy area by day — that’s its charm, but it isn’t where you go for seaside calm. Choose accommodation near the main gates with clear access information (the alleys are narrow and cars don’t run inside). In return, you stay closest to the city’s history, a short walk from the beach. For the bigger picture on a relaxed trip to Tunisia, see our article on safety for tourists.
Port El Kantaoui: the chic marina, for an all-comfort stay
10 km north of the centre, Port El Kantaoui is a fully planned resort, built in 1979 around a 340-berth marina for yachts. This is “resort” Sousse: hotels, a 36-hole golf course, waterfront restaurants, shops, water sports and managed beaches. Everything is designed for a holiday with no logistics, in a polished, secure setting.
Who it’s for:
- Families who want a managed setting, organised beaches and on-site activities.
- A first visit to Sousse, where comfort and simplicity come first.
- Fans of golf, the marina and a smart seaside atmosphere.
What to know: Port El Kantaoui is quieter and more “touristy” than the centre — a plus for a relaxing holiday, but you’re a way from the authentic Tunisian life of downtown. Expect about ten minutes by car or taxi to reach the medina and Boujaafar. A car is handy for getting around but not essential if you stay within the resort. For day trips further afield (El Jem, Monastir, Kairouan), our guests often book a private driver.
Khezama: modern residential, between centre and Kantaoui
Khezama sits between the centre of Sousse and Port El Kantaoui: it’s the city’s modern, smart residential district, a favourite with travellers who want calm without being far from anything. Quality apartments, restaurants, shops and easy beach access — Khezama strikes a good balance between the buzz of the centre and the quiet of the resort.
Who it’s for:
- Couples and travellers who want calm and comfort, without the bustle of the Corniche.
- Longer stays and remote work: a well-equipped area with shops and restaurants nearby.
- Independent travellers who appreciate a modern apartment well placed between centre and Kantaoui.
What to know: Khezama is spread out and residential — a car is recommended to make the most of its central position between the two poles. It’s the balanced choice: neither the noise of the seafront nor the isolation of a resort, with the beach and amenities a short distance away. It’s also an area with a wide, good-quality choice of modern apartments.
Sahloul & Hammam Sousse: quiet residential, for families
Sahloul, to the north-west, and Hammam Sousse, on the road towards Kantaoui, are the quietest residential areas in the greater city. You’ll find spacious villas and apartments, calm streets and more greenery than on the seafront. This is the Sousse of families and groups looking for space and serenity, even if it means driving to the beach.
Who it’s for:
- Families with children: space, calm, and often a garden or pool.
- Groups renting a whole villa for the week.
- Anyone who prioritises quiet at night, away from the seaside buzz.
What to know: these areas are set back from the beach — a car is recommended (the sea and centre are a few minutes’ drive rather than a walk). In return, you gain space, calm and better value per square metre. If you’d rather not drive, a private driver on demand covers beach runs and excursions stress-free.
Which neighborhood suits your travel style?
| Your profile | Recommended area | Why |
|---|---|---|
| Couple, dining and nightlife | Boujaafar / Corniche | Beach, nightlife and terraces at your doorstep |
| Heritage lover, short stay | Medina | UNESCO old town, all on foot, beach nearby |
| Family, first visit, full comfort | Port El Kantaoui | Managed resort, organised beaches, golf and activities |
| Couple or remote work, calm and comfort | Khezama | Modern residential, balance of centre and resort |
| Family or group, villa and space | Sahloul / Hammam Sousse | Quiet villas, space, better value per square metre |
| Travellers without a car | Boujaafar / Medina | Beach, centre and shops within walking distance |
None of these areas is one “to avoid”: Sousse is a large, lively seaside city, and the real question is less about safety than about the fit between the neighborhood and how you travel. As anywhere, stay alert at night in very busy areas and pick a well-located place. For the wider context, see our article on safety in Tunisia for tourists.
How much does a rental cost by neighborhood
The ranges below are indicative for 2026, per night, for a whole-property rental. The lower end reflects the low season (November to March), the upper end the July–August peak.
| Neighborhood | 2-bedroom apartment | 3–4 bedroom villa with pool |
|---|---|---|
| Boujaafar / Corniche | 200 – 480 TND | 550 – 1,300 TND |
| Medina / centre | 160 – 380 TND | Limited supply (450 – 1,000 TND) |
| Port El Kantaoui | 260 – 600 TND | 700 – 1,800 TND |
| Khezama | 220 – 500 TND | 600 – 1,400 TND |
| Sahloul / Hammam Sousse | 200 – 460 TND | 550 – 1,300 TND |
Three factors move the price far more than the neighborhood itself: the real distance to the beach, the presence of a private pool, and the season (the same property can nearly double between February and August). Always ask for the exact distance to the sea and the seasonal breakdown before you book.
When to visit Sousse
Sousse is enjoyable for much of the year, but the experience changes with the season — and with the neighborhood.
| Season | Upsides | Things to watch |
|---|---|---|
| March–April | Mild weather, low prices, quiet city | Sea still cool for swimming |
| May–June | Ideal weather, warming sea, moderate crowds | Book early: June fills up fast |
| July–August | Everything open, warm sea, peak beach life | Heat, peak prices, very lively Corniche at night |
| September | Still-warm sea, thinning crowds, lovely light | Some seasonal closures late in the month |
| October | Pleasant weather, soft prices, peaceful city | Cooler evenings, cooling sea |
| November–February | Quiet, lowest prices, local life downtown | Off-season swimming, quieter resort |
The best compromise: May–June or September. Pleasant sea, reasonable prices, contained crowds — the window we recommend to most of our holiday guests.
Getting around Sousse: do you need a car?
It depends on the neighborhood. From Boujaafar, the medina or the centre, you can easily do without a car: beach, shops and heritage are all walkable, and taxis are plentiful and cheap for reaching Port El Kantaoui. In Khezama, Sahloul and Hammam Sousse, a car is recommended for the beach and getting around. For trips beyond the city — El Jem and its Roman amphitheatre, Monastir, holy Kairouan — a private driver on demand is the most comfortable option, and one many of our guests choose. For a smooth arrival from the airport (Enfidha-Hammamet ~30 km, Monastir ~25 km), our transfer service meets you on landing.
FAQ — Where to stay in Sousse
Which is the best neighborhood for a first visit to Sousse?
For a beach holiday with no logistics, Port El Kantaoui is the simplest choice: a planned resort with managed beaches and on-site activities. If you’d rather live at the city’s pace, go for Boujaafar or the Corniche: you stay near the beach, the restaurants and the medina, with everything within walking distance.
Boujaafar or Port El Kantaoui: which to choose?
Boujaafar is the urban beach at the heart of the city — buzz, restaurants, medina on foot. Port El Kantaoui, 10 km north, is the resort: quieter, more managed, with golf and a marina. Boujaafar for authentic Tunisian life, Kantaoui for an all-comfort holiday.
Do you need a car to stay in Sousse?
It depends on the neighborhood. From Boujaafar, the medina or the centre, you can easily manage on foot and by taxi. In Khezama, Sahloul or Hammam Sousse, a car is recommended. Otherwise, a private driver covers outings and excursions on demand.
Which area is best for a family holiday in Sousse?
Port El Kantaoui for an all-comfort resort stay with managed beaches and activities. Sahloul or Hammam Sousse for a villa with a garden or pool, quiet and with space. In both cases, plan for a car or a driver for the beach and excursions.
Can you stay inside the Sousse medina?
Yes: the UNESCO-listed medina offers an authentic experience, a few minutes’ walk from the beach. Choose accommodation near the main gates with clear access information, as the alleys are narrow and cars don’t run inside. It’s ideal for a short cultural stay, less so for a quiet beach holiday.
Where to stay in Sousse off-season?
The centre (Boujaafar, medina) stays the liveliest off-season: shops, cafés and the market are open year-round, unlike the quieter Kantaoui resort in winter. Prices are also at their lowest there — a good choice for a longer stay.
Where to book: The Landlord’s recommendation
The right neighborhood depends on your trip, not a universal ranking. For the beach and nightlife in the heart of the city, go for Boujaafar or the Corniche. For heritage, the medina. For an all-comfort resort holiday, Port El Kantaoui. For modern calm between the two poles, Khezama. For a family villa with a garden, Sahloul or Hammam Sousse. Our rentals in Sousse cover these different areas — each one checked before you arrive, with on-site welcome and 7-day concierge support.
