2026 guide — by the TLL concierge team, managing rentals in Hammamet since 2019. Hammamet isn’t a single destination: the town splits into four very different areas, from a 15th-century walled medina to the purpose-built resort of Yasmine Hammamet. Picking the right zone changes your whole trip. Here is how to decide, neighborhood by neighborhood.
Hammamet at a glance: four neighborhoods, four moods
Hammamet stretches along a crescent-shaped bay on the east coast of the Cap Bon peninsula, with more than 20 km of shoreline. For anyone looking for a holiday rental, the town reads as four distinct zones:
- Hammamet Centre and the Medina — the historic old town, walkable and authentic.
- The North tourist zone — the classic beach-and-residential strip, home to most private-pool villas.
- Yasmine Hammamet (Hammamet South) — the modern integrated resort: marina, theme parks, casino, new residences.
- The countryside — olive groves and secluded villas, for total quiet.
| Neighborhood | Mood | Best for | Car useful? |
|---|---|---|---|
| Centre / Medina | Authentic, walkable, lively | Couples, solo travelers, short stays | No |
| North tourist zone | Classic seaside, residential | Families in a villa, one- to two-week stays | Handy, not essential |
| Yasmine Hammamet | Modern resort, all-in-one | Families with kids, groups, nightlife | No |
| Countryside | Rural, olive groves, seclusion | Groups wanting privacy, remote work | Essential |
TLL tip. Hammamet is served by two airports: Enfidha–Hammamet, about 40 km to the south (a 40-minute drive), and Tunis-Carthage, about 65 km to the north (1h to 1h15). The neighborhood you choose changes the transfer time by no more than 15 minutes — don’t over-weight this when deciding. To arrange your arrival, see our airport transfer service.
Hammamet Centre and the Medina: the authentic choice
This is the postcard Hammamet. The 15th-century walled medina sits around a kasbah overlooking the sea, with a maze of whitewashed lanes and blue shutters scented with jasmine — the flower the town is known for. Everything is on foot: the souk, the Moorish cafés, the beach below the ramparts, the Sidi Bouhdid shrine perched on the rocks.
Who this neighborhood suits:
- Couples and solo travelers who want street life, cafés and restaurants at the doorstep.
- Short stays (3 to 5 days) without a car.
- Travelers who put authenticity ahead of standardized beach-resort comfort.
What to know before you book: the centre is dense. Medina lanes are narrow, parking is awkward, and summer evenings are lively — an asset for some, a nuisance for others. Large private-pool villas are rare here: you’ll more likely stay in a renovated dar (traditional house), a townhouse, or a smart apartment with rampart or sea views.
The TLL play: book a house inside the ramparts or on the immediate seafront. You gain walking access to the central public beach and the medina, and you cut out taxis for evenings out. To plan your visits, our guide on things to do in Hammamet covers the medina, the kasbah and the surroundings.
The North tourist zone: villa-with-pool territory
North of the old town, the tourist road runs along Hammamet’s historic beach strip: hotels on the front line, then residential villa neighborhoods on the second and third lines. This is where most of the private-pool villa supply sits, around Mrezga and heading towards Nabeul.
Who this neighborhood suits:
- Families who want a villa with a garden and pool rather than a hotel.
- Groups of friends on a one- to two-week stay.
- Travelers who want the beach within walking distance (5 to 10 minutes depending on the street) while keeping quiet evenings.
What to know: the North zone is large. A villa “in North Hammamet” can be 200 metres from the sand or 1.5 km away. Always confirm the real distance to the beach before booking — it’s the first thing our guests wish they had checked. A car is handy for groceries and day trips, without being essential: taxis and ride-hailing apps cover the area well.
The TLL play: most of our Hammamet rentals are in this zone, in villas with pools. For families and groups, we recommend adding a private chef at home: grilled fish, couscous and Tunisian pastries prepared on site, with no need to head out every evening. See our villas and apartments in Hammamet.
Yasmine Hammamet: the resort district for families and groups
Yasmine Hammamet is a purpose-built integrated resort, developed from scratch a few kilometres south of the old town. The founding decree dates to 1989, the zone began operating in the mid-1990s, and the heart of the complex — the Medina Mediterranea and the Carthage Land theme park — opened in summer 2004. The marina, inaugurated in 2001, is the largest in Tunisia.
It is a district designed for turnkey leisure: a marina lined with quayside restaurants, the Medina Mediterranea shopping gallery (built in medina style), the Carthage Land amusement park and its Aqualand water park, a casino, all-inclusive hotels, and modern residences with shared pools.
Who this neighborhood suits:
- Families with children — the theme parks and the beach are minutes away.
- Groups who want restaurants, bars and a casino within walking distance.
- Travelers who prize modern comfort and having everything in one place.
What to know: Yasmine Hammamet is modern and convenient, but it is not the authentic Tunisia. The atmosphere is very touristy in high season, and the historic medina is 8-10 km away — a taxi ride. Accommodation is mostly apartments and residences; standalone private-pool villas are fewer here than in the North zone.
“Yasmine Hammamet is the southern extension of Tunisia’s largest tourist zone; its marina, inaugurated in 2001, remains the country’s biggest by capacity, with more than 740 berths and around 2,200 metres of quays.”

The Hammamet countryside: total quiet and olive groves
Move inland, towards Barraket Essahel and the olive-planted hills, and you reach rural Hammamet. Here villas sit on large plots, with wide pools and complete calm. This is the area for trips where the first priority is to switch off.
Who this neighborhood suits:
- Groups or extended families who want a large private villa, away from the noise.
- Remote work and long stays.
- Travelers untroubled by a 10- to 15-minute drive to reach the beach and shops.
What to know: here, a car is essential. No beach or restaurant on foot. In exchange, the price per square metre is often gentler than on the seafront, and the privacy is unbeatable. If you’d rather not drive, our guests frequently book a private driver by the day or on demand.
Which neighborhood for which traveler?
| Your profile | Recommended neighborhood | Why |
|---|---|---|
| Couple, first visit, no car | Centre / Medina | Everything on foot, authentic mood, restaurants |
| Family with young children | Yasmine Hammamet | Theme parks, gentle beach, secure residences |
| Family or group in a villa with pool | North tourist zone | Widest villa choice, beach nearby |
| Group of friends, nightlife | Yasmine Hammamet | Marina, bars and casino within walking distance |
| Seeking privacy, remote work, long stay | Countryside | Large villas, total quiet, gentler prices |
| Short cultural stay (3-4 days) | Centre / Medina | Medina, kasbah and souk at the doorstep |
None of these neighborhoods is a “no-go” area: Hammamet is one of the safest beach resorts in Tunisia, and there is no zone closed to visitors. The real question isn’t safety but the match between the neighborhood and your travel style. For broader context, see our article on safety in Tunisia for tourists.
How much a rental costs by neighborhood
The ranges below are indicative for 2026, per night, for a whole-property rental. The lower end reflects the low season (November to March), the upper end the July-August peak.
| Neighborhood | Apartment / dar, 2 bedrooms | Villa with pool, 3-4 bedrooms |
|---|---|---|
| Centre / Medina | 200 – 420 TND | Limited supply (300 – 600 TND) |
| North tourist zone | 250 – 480 TND | 600 – 1,400 TND |
| Yasmine Hammamet | 300 – 580 TND | 700 – 1,500 TND |
| Countryside | Limited supply | 550 – 1,250 TND |
Three factors move the price far more than the neighborhood itself: the real distance to the beach, the presence of a private pool, and the season (the same property can double between February and August). Always ask for the exact distance to the sea and the full season breakdown before you book.
When to visit Hammamet
| Season | Upside | Watch-outs |
|---|---|---|
| March-April | Mild weather (20-24 °C), low prices, quiet town | Sea still cool for swimming |
| May-June | Sea at 21-25 °C, ideal weather, moderate crowds | Book early — June fills up fast |
| July-August | Everything open, nightlife at its peak, sea at 26 °C | Heat (32-36 °C), top prices, heavy crowds |
| September | Warmest sea of the year, crowds easing | Some seasonal closures late in the month |
| October | Beautiful light, gentle prices, restaurants still open | Cooler evenings |
| November-February | Total calm, lowest prices | Swimming off the table, some shops closed |
The best compromise: mid-May to mid-June, or September. Warm sea, reasonable prices, contained crowds. This is the window we recommend to most of our holiday guests.
FAQ — Where to stay in Hammamet
What’s the best neighborhood for a first visit to Hammamet?
For a first time without a car, the Centre and Medina are the simplest choice: everything is on foot, the mood is authentic, and you get the real Hammamet. If you’re travelling as a family with young children, Yasmine Hammamet is more comfortable thanks to its theme parks and secure residences.
Yasmine Hammamet or Hammamet centre — which one?
Hammamet centre is authentic, walkable and full of life, with a genuine local feel. Yasmine Hammamet is modern and convenient, built for turnkey leisure (marina, parks, casino), but noticeably more touristy. Many of our guests combine the two — a few nights in each to vary the atmosphere.
Do you need a car to stay in Hammamet?
It depends on the neighborhood. In the Centre and in Yasmine Hammamet, a car isn’t needed: everything is reachable on foot or by taxi. In the North zone it’s handy but not essential. In the countryside it’s essential. Otherwise, a private driver covers day trips on demand.
Which neighborhood for a family holiday with children?
Two strong options. Yasmine Hammamet for families who want the theme parks and a gently sloping beach minutes away. The North tourist zone for those who prefer a villa with a garden and private pool: more space, a full kitchen, and the beach within walking distance.
Does Hammamet have neighborhoods to avoid?
No. Hammamet is one of the safest beach resorts in the country and there is no area closed to visitors. The only real “trap” is booking a rental advertised as “near the beach” that turns out to be 1.5 km from the sand: always confirm the real distance to the sea before you commit.
Can you stay in Hammamet off-season?
Yes — and it’s a fine idea for a quiet, low-cost stay. From November to March, prices drop to their lowest and the town is peaceful. Swimming is off the table, but the mild climate suits medina walks, day trips and working remotely in the sun.
Where to book: the TLL recommendation
The right neighborhood depends on your trip, not on a universal ranking. For a cultural stay as a couple, aim for the Centre. For a family villa with a pool, the North zone. For turnkey leisure with kids, Yasmine Hammamet. For absolute privacy, the countryside. Our Hammamet rentals cover all four zones — each one checked before your arrival, with on-site check-in and 7-day concierge support.
